There are two ways to use AI in real estate. The first is super Google. You ask a question, it searches the public web, and it hands you a confident paragraph built from whatever it found. That’s fine for rewriting a listing description. It falls apart the moment you ask what three-bedrooms in Farragut sold for this summer, because it doesn’t know. It’s guessing, politely.
The second way is new this year. FBS, the company behind Flexmls, built a connector that lets Claude or ChatGPT read the MLS directly, signed in as you. Around Knoxville, that’s the East Tennessee REALTORS® MLS. If super Google is all you want from AI, skip this one. If you ever ask it about your market, connecting it is the most useful AI setting a Knoxville agent can change this year.
One thing up front. I’m still working on my own Tennessee license, so I don’t have a Flexmls login. I’m writing instructions for a door I can’t open yet. Everything below comes from FBS’s documentation and the AI companies’ own help pages, checked October 14, 2026.
What the Flexmls MCP is, in plain words
MCP stands for Model Context Protocol. Anthropic, the company that makes Claude, released it in November 2024 as an open standard for connecting AI assistants to the places where data actually lives. Think of it as a universal plug. ChatGPT takes the same plug.
FBS launched its Flexmls MCP server in April 2026. Once it’s connected, the AI can search listings on any MLS field, pull open houses and listing photos, look up your own listings, and run market statistics: inventory, days on market, prices, absorption rate and sales volume. It signs in as you, so it only sees the MLS your login can see.
It reads. It doesn’t edit or publish listings, and it doesn’t send anything to anybody. It also isn’t IDX. IDX puts listings in front of the public, which I covered in why my websites don’t search the MLS. This is a private window for you.
Each MLS decides whether to turn it on. If you see AI Settings under Preferences in Flexmls, your MLS has. If you don’t, ask ETNR’s MLS staff.
Super Google versus connected
Same questions, two routes. The difference is where the answer comes from.
| You ask for | Super Google | Connected |
|---|---|---|
| Median sold price in Farragut, last 90 days | Whatever a website published, for whatever area and month it picked | The MLS figure, for the dates you asked |
| Comps for a listing appointment | The sales it can find on public sites | Closed sales from the MLS, with days on market and sold-to-list ratio |
| Open houses this weekend | Whatever the site it searched had posted | Open houses from the MLS, by date and time |
| Your own active listings | It doesn’t know you have any | Pulled from your Flexmls account |
| Where the answer came from | Often unclear | Your MLS |
The MLS is where your listings go in. With the connector, the AI starts there instead of at whatever the web copied from it. Kim Prior, FBS’s vice president of product, put it well at launch: “When grounded in real, complete market data, the experience changes.”
Step one: flip the switch in Flexmls
- Log in to Flexmls.
- Go to Preferences, then AI Settings.
- Turn on the MCP server.
- Read the Terms of Use and click I Agree.
Nothing on the AI side works until this is done. While you’re in a settings mood, turn off model training in whichever AI you use. FBS recommends it, and OpenAI says that on personal ChatGPT plans it may use information pulled from connected apps to train its models while that setting is on. Your MLS data shouldn’t end up in anybody’s training set.
Step two, in Claude
FBS calls Claude the easiest option, and Claude’s free plan allows one custom connector, which is all this needs. On a Claude Team or Enterprise plan, an owner adds the connector first, then you connect to it.
- Go to claude.ai/customize/connectors. In the app, it’s under Customize, then Connectors.
- Click Add, then Add custom connector.
- Name it Flexmls and paste this address:
https://mcp.fbsdata.com/mcp. Click Continue. - Keep the sign-in settings Claude suggests and click through to Add.
- Click Connect, sign in with your Flexmls username and password, and approve.
- In a chat, click the plus button, then Connectors, and make sure Flexmls is switched on.
To turn off training: Settings, then Privacy, then switch off the setting that lets Anthropic use your chats to improve its models.
Step two, in ChatGPT
ChatGPT works too, with two catches. OpenAI’s help pages don’t say which personal plans can add a custom server, and on Business and Enterprise accounts an admin has to allow it. If you don’t see the option below, one of those is the likely reason.
- Go to Settings, then Plugins. Some accounts call it Apps. If you see a Developer mode switch, turn it on.
- Click the plus button, then Add custom MCP server.
- Name it Flexmls and paste
https://mcp.fbsdata.com/mcp. - Choose OAuth if it asks, acknowledge the warning about custom servers, and click Create.
- Sign in with your Flexmls login and approve.
- In a chat, click the plus button or type @, and pick Flexmls.
ChatGPT picks a connector one message at a time, so pick Flexmls again when a follow-up needs fresh numbers. To turn off training: Settings, then Data Controls, then switch off Improve the model for everyone.
Test it before you trust it
Start with something you can check yourself: “How many active listings do I have right now?” If the answer matches Flexmls, you’re connected. If the AI says it can’t reach Flexmls, check the AI Settings switch first, then the address. One typo in that URL and nothing works.
Two rules for asking
First, pull the data, then ask for the writing. Look at the table before the AI dresses it up. Second, ask for one statistic at a time. Doorify MLS, another Flexmls market, warns that stacking several metrics in one request can time out.
The prompts below use places around here. Swap in your own areas, prices and addresses. Paste them as they are; the line breaks don’t bother the AI.
Prompts for Knoxville agents
A market snapshot you can say out loud
Using Flexmls, pull closed single-
family sales in Farragut, 37934, for
the last 90 days. Count, median sold
price and median days on market, in
a table. Don't analyze it yet.
Then, one message at a time:
Now the absorption rate for the same
area and dates.
Turn those numbers into three
sentences I can say to a seller.
Plain words. No predictions.
Comps before a listing appointment
Find closed sales from the last six
months within a mile of [address]:
3 to 4 bedrooms, 1,800 to 2,400
square feet. Table: address, sold
price, price per square foot, days
on market, sold-to-list ratio.
Then:
Which three are the closest match,
and why? Don't suggest a list price.
Leave the price to the person with the license. That’s you, not the AI, and for now, not me either.
The listing that’s been sitting
Show my active listings with more
than 45 days on market.
Then:
Compare [address] with the active
and pending listings in its
subdivision. Write talking points
for a price conversation. Use only
these numbers.
Open houses this weekend
List open houses this Saturday and
Sunday in Hardin Valley under
$550,000, with times and addresses.
A buyer update that isn’t a form letter
Find active 3-bedroom, 2-bath homes
under $400,000 in Powell and Halls.
Table first, no commentary.
Then:
Write a five-sentence email to my
buyer about what's out there. Plain
language. No hype.
Expired listings worth a call
Find single-family listings in Knox
County that expired in the last 30
days, newest first.
Check the Do Not Call registry before you dial any of them.
Two counties, side by side
Compare median price per square foot
for homes built since 2020 in Knox
County and Loudon County, last six
months. One table.
A market post with a source line
Pull the median sold price in Blount
County for each of the last six
months. Table only.
Then:
Turn this into a 120-word Facebook
post. Name the East Tennessee
REALTORS MLS as the source. Keep
the numbers exact.
Where it falls short
The data is right. The AI’s reading of it can be wrong, and FBS says so plainly: check listing details and market statistics against Flexmls before they go in front of a client or into a transaction. Treat every answer as a first draft.
It only knows the MLS you signed into. Ask about a market outside it and you’ll get nothing back, which is the correct answer.
It’s your login. Connect it to your own AI account, not a shared team account and not your assistant’s. Read ETNR’s MLS rules before you post MLS numbers anywhere public.
Keep what you publish about houses and numbers. Don’t ask it which neighborhoods are good for families or which schools are best. That’s steering territory, and it’s your name on the post, not the AI’s.
Want help with it?
If you want to talk it through, or you’d like it wired into something bigger, like the AI workflows I build for agents, email me at hello@staceykilgore.com. You’ll type your own Flexmls password either way.
Super Google will keep guessing, politely. I’ll be over here studying for the exam that gets me a login.
Quick answers
What is the Flexmls MCP server?
It’s a connector from FBS, the company behind Flexmls, that lets an AI assistant like Claude or ChatGPT read live MLS data through your own Flexmls login. Around Knoxville, that’s the East Tennessee REALTORS® MLS. It searches listings, open houses and market statistics. It doesn’t edit or publish listings.
Does it work with the free version of Claude?
Yes. Claude’s free plan allows one custom connector, which is enough for Flexmls. You still need an active Flexmls login, and the MCP server has to be turned on under Preferences, then AI Settings, in Flexmls.
Can I connect Flexmls to ChatGPT?
Yes, if your plan allows custom MCP servers. OpenAI’s help pages don’t list which personal plans do, and on Business and Enterprise accounts an admin has to allow it first. FBS calls Claude the easier setup.
Can I trust the numbers it gives me?
The data comes straight from Flexmls, but the AI can misread it. FBS tells members to check listing details and market statistics against Flexmls before using them with clients. Treat every answer as a draft.
