Module 01 — Web design
A website that’s fast, hand-built, and actually yours.
Most agent websites are a template with your headshot on it, rented month to month from a company that also rents it to the agent down the street. I build the other kind.
What you get.
Custom design
Designed for your market and your name, not adapted from a theme. You see it before a line of code is written.
Hand-coded, no page builder
Plain HTML and CSS. No WordPress to patch, no plugins to break, no theme license to renew.
Fast where it matters
Loads instantly on a phone in a driveway with one bar of signal. Speed is a ranking factor and a first impression.
SEO built in, not bolted on
Titles, structured data, sitemap, and clean URLs from day one. Every page is written to be found and to be cited. How I do SEO→
Neighborhood pages
A page for each area you actually work, written for the people moving there. This is the core of what I built for hilarykilgore.com.
Yours
You own the domain, the code, and the content. If we ever part ways, you keep everything and it keeps working.
Found by Google. Cited by AI.
Zillow will always outrank you for “homes for sale in Knoxville.” You don’t need that search. You need “Farragut real estate agent,” your neighborhoods, and your own name — and those are winnable. This is built into every site, not sold as a package.
Technical foundation
Clean HTML, fast load, correct titles and metas, canonical URLs, XML sitemap, robots, no broken links. Boring, and where most agent sites fail before they start.
Local search
Your name, your brokerage, your service area, consistent everywhere. Google Business Profile aligned with the site. Local business structured data.
Structured data
Schema for you as a person, your services, your FAQs, your articles. It's how search engines — and AI assistants — understand a page instead of guessing.
Direct-answer content
Every page answers a real question in its first lines, in plain language, before the marketing. FAQ sections written the way people actually ask.
Entity clarity
One consistent, unambiguous description of you across your site, your brokerage page, Google Business Profile, and social profiles. AI assistants cross-check sources; disagreement costs you the citation.
Ongoing content
Rankings come from publishing. AI workflows→ is how that happens without you writing every word.
Search is splitting.
Google’s ten blue links on one side, AI answers on the other. The foundation is the same; the finish is different.
Wins a position.
Wins a citation.
Rewards keywords.
Rewards clear, direct, verifiable answers.
Is about your page.
Is about your entity — who you are, where you work, what you do, and whether every source on the web agrees.
Answer engine optimization.
When someone asks ChatGPT or Perplexity who to call in Farragut, be the answer. Entity clarity, direct-answer pages, llms.txt, and the structured data that lets an AI understand you at all. Quoted per project on the smaller builds, and included in the ultimate package.
What AEO is and how I do it→AEO is new and nobody controls the models. I can make your site the easiest thing on the internet for an AI to understand and cite. I can’t guarantee a specific assistant will name you on a specific day, and anyone who guarantees that is guessing.
Want to know where you stand today? Send me your name and market and I’ll ask the major assistants the questions your clients would ask — screenshots and three sentences on where you stand, free.
Run the free check→How it works.
Talk
Thirty minutes on your market, your clients, and what your current site isn’t doing.
Design
You see the design before I build it. We revise until you’d be proud to send it to a prospect.
Build
Hand-coded, tested on real phones, structured data on every page.
Launch
Domain, hosting, search console, sitemap submitted. Then the marketing machinery, if you want it.
What it costs.
One number up front. No monthly template fee, ever.
A one-page site for $999, the five-page agent package for $1,999, or the ultimate package for $3,999. All three include your domain, registered in your name, and the first year of care. The full breakdown, the care plan, and the addons are on the pricing page.

What platform do you build on?
None. Plain HTML, CSS, and a little JavaScript, hosted on a modern CDN. That's why it's fast and why nothing breaks at 2am.
Can I update it myself?
Small changes — a new headline, a new photo, a sold listing — send them to me and they're live fast. For ongoing content, the AI workflows publish without either of us hand-editing pages.
Can you add MLS or IDX listing search?
No. I don't build IDX search; Zillow already does that better than any agent site will. I build the part Zillow can't: you.
I already have a brokerage page. Do I need my own site?
Your brokerage page ranks for the brokerage. Your own site ranks for you, your neighborhoods, and your name — and it goes with you if you ever move.
What does it cost?
A one-page site is $999 one time. The five-page agent package is $1,999. The ultimate package — the agent package plus up to eight neighborhood pages, a blog, answer engine optimization, and a Google Business Profile — is $3,999. All three include domain registration and the first year of care; after that it's $149 a year to keep it online. Extra pages are quoted, typically $349 each, and the addons are quoted per project. The full breakdown, the care plan, and the addons are on the pricing page.
Do I really own the domain?
Yes, and it's registered in your name from day one — not mine. Same for the code and the content. If we ever part ways you take all three and the site keeps working.
How long does SEO take?
Months, not weeks. A new site typically takes a few months to earn meaningful rankings; a neglected existing site can move faster once the foundation is fixed. Anyone promising page one in 30 days is selling something.
What's the difference between SEO and answer engine optimization?
SEO earns a position in a list of search results. Answer engine optimization earns a citation in an AI-generated answer. The foundation is the same — clean, fast, structured, specific — but AEO adds entity clarity and direct-answer content so assistants like ChatGPT and Perplexity can quote you.
Does AEO replace SEO?
No. It sits on top. A site that's invisible to Google is usually invisible to AI assistants too, since most of them search the web to answer.
