Module 01 — Pricing

What it costs.

One number up front. No monthly template fee, ever. Three sizes to start with, one care plan after the first year, and a short list of addons quoted per project.

Three ways to start

Pick a size.

The one-page siteOne time
$999

One complete page on your own domain — who you are, what you do, how to reach you. For a lender, a stager, or an agent who wants a professional home base without five sections of it.

  • One page, built to convertThe sections a full site spreads across pages — who you are, what you do, proof, contact — on one page that loads instantly.
  • Add pages laterQuoted first, typically $349 each. Need four or more? The agent package is the better deal.
  • Everything below, includedCustom design, hand-coded, your domain in your name, and the first year of care.
The agent packageOne time

Up to five pages on your own domain — home, about, contact, plus two you choose. The full home base for a working real estate agent.

  • Up to five pagesHome, about, and contact, plus two more you choose — buyers, sellers, your areas, whatever your market needs.
  • Room to growExtra pages and neighborhood pages quoted on top, typically $349 each. Working six or more neighborhoods? The ultimate package is the better deal.

  • Up to eight neighborhood pagesOne page for each area you work — the streets, the homes, why people move there, and why you’re the one to call. More than eight, $349 each.
  • A blog, with three posts to startSet up, styled to match, and launched with three posts written for your market.
  • Answer engine optimizationStructured so ChatGPT, Perplexity, and Google’s AI answers can tell who you are and cite you.

All three builds

Every build includes.

  • A custom design, not a themeBuilt for your market and your name. You see and approve it before a line of code is written, with two rounds of revisions.
  • Hand-coded, no page builderPlain HTML and CSS. No WordPress to patch, no plugins to break, no template subscription renewing forever.
  • Fast on a phoneTested on real devices, not just a desktop browser. It loads in a driveway on one bar of signal.
  • SEO built in from day oneTitles, meta descriptions, clean URLs, an XML sitemap, and structured data on every page — then Search Console connected and the sitemap submitted, so Google starts indexing the day you go live.
  • A contact form that reaches youSubmissions land in your inbox. No third-party lead portal sitting in the middle of it.
  • Your domain, registered in your nameA standard .com for year one, with DNS and SSL configured and the whole launch handled.
  • Yours, permanentlyYou own the domain, the code, and the content. Part ways and you keep all three, still working.
  • The first year of care, includedEverything in the care plan below, free for the first twelve months.
After year one

Keeping it online.

The care planOngoing
$149per year

About twelve dollars a month to keep the site online, current, and watched — on any build.

  • It stays onlineMonitored and backed up — so if something goes down, I find out before you do.
  • SSL and security kept currentCertificates renewed, dependencies updated, nothing left to expire quietly.
  • DNS looked afterRecords kept pointed where they belong, including when you change email or brokerage.
  • Your contact form keeps workingWhen a provider changes something upstream, I fix the form. You don't find out from a lost lead.
  • A real person answersSomething broken gets a fast answer by phone, text, or email — not a ticket queue.
  • Changes quoted separatelyContent and design work isn't included at twelve dollars a month. Send it over and you'll get a number first.

Cancel any time. You keep the domain, the code, and the content — I hand you the files and it keeps working. Your domain renews directly with your registrar after year one, typically $15–20.

Beyond the basics

Addons, quoted per project.

Any build is the foundation. These are what make it work harder. You get one number for what you asked for, not a menu of line items.

Two things that aren’t on the list at any price: IDX or MLS listing search, because Zillow already does that better than an agent site will — and a monthly fee for the privilege of keeping your own website.

Module 02

The other one.

Scoped per project, because no two are alike. Tell me what you need and you’ll get a straight number.

Module 02

AI workflows.

Either I run the workflows for you, or I set them up in your own account. The number depends on which, and on how much you want published.

Questions

Q.01

Which build do I need?

If your whole story fits on one page — who you are, what you do, how to reach you — start with the one-page site. If you want separate pages for buyers and sellers, or a couple of areas, that's the agent package. If you work six or more neighborhoods and want to be found for them, that's the ultimate package. Not sure? Send me your current site and I'll tell you which.

Q.02

What's the difference between the agent package and the ultimate package?

Reach. The agent package is your home base — five pages about you. The ultimate package adds up to eight neighborhood pages, a blog with three posts to start, answer engine optimization, and a Google Business Profile: the pieces that get you found by someone searching a neighborhood instead of your name. Priced separately, the pages alone would run over $4,700.

Q.03

Can I add pages later?

Yes. Extra pages are quoted first and typically $349 each, on any build. If you already know you'll want four or more, the agent package is the better deal; six or more neighborhoods, the ultimate package.

Q.04

What happens if I want changes next year?

Send them over. Small text and photo swaps are quick and quoted on the spot — usually the kind of thing that costs less than lunch. The $149 keeps the site live and current; it isn't an unlimited-changes plan, because the ones that promise that either raise the price or stop answering.

Q.05

What happens after year one?

The care plan is $149 a year, cancel any time. Your domain renews directly with your registrar, typically $15–20. Nothing else recurs, and if you cancel you keep the domain, the code, and the content.

Q.06

Is there a monthly fee?

No. Not for the site, not for a template, not for keeping your own work online. The $149 a year is the only recurring line, and it's care, not rent.
